We are a direct finance lender and underwrite according to our own criteria. Most other hard money lenders will stop at 60 - 65% LTV and they will require that you and your client jump through several hoops with no guarantee of closing the loan.  Simply, we close loans that most other lenders cannot.

We require limited information about your borrower and their property to get started.  In the majority of instances we can send loan documents out to your borrower the same or next day after your initial call.
